Stage Breakdown
01. Introduction
An initial meeting, in person is a nice way to introduce ourselves, and discuss your aspirations for the project. We can guide you through the design process, the way we work, and timelines.
02. Pre-Design
We work closely with you to develop a detailed design brief that describes and identifies what you are looking for. We discuss the program, size of spaces, budget and much more. This also includes a site visit and detailed measure of the existing conditions.
03. Concept Design
In response to the brief and site analysis, a concept design is developed. This includes identifying project opportunities and constraints in the form of concept sketch plans and 3D sketches.
04. Design Development + Planning Approvals
The design is developed further and builds on the initial concept through more detailed drawings, 3D modelling and material studies. We also prepare preliminary selections for fixtures, fittings and lighting. This stage is typically run alongside any planning approvals required.
05. Construction Documentation
Documentation in this stage is more complex and includes developing a highly detailed and comprehensive set of drawings, schedules and specifications. This package enables tendering, and subsequently to obtain a building permit.
06. Tendering
We manage the tender process on your behalf. This includes identifying suitable builders, preparing and issuing Tender documents, reviewing pricing and assisting with negotiations and contract preparation.
07. Construction
We administer the contract during the build. This includes regular site visits inspecting the works and observing the project being built in accordance with the drawings. It also involves answering builder queries, certifying payments, assessing variations, and more.
08. Handover + Furniture Selection
This involves reviewing and instructing the builder after completion for any omissions and/or defective work. In addition to the handover, we also provide a styling service and are able to assist in furniture sourcing, selections and ordering. This also includes curated and bespoke lighting and artwork selections.
